In execution of that certain deed of trust dated August 28, 2018,
between Robert E. Lee, Grantor; and Ray Skinner, Trustee, and Highlands Union Bank, Noteholder and Beneficiary, recorded in the Office of the Clerk of the Circuit Court of the City of Bristol as Instrument No. 180001464, Deed Book 642, page 310, the undersigned, a resident of Virginia, who was appointed Substitute Trustee by deed dated January 16, 2026, and recorded in said Clerk’s Office as Instrument No. 260000135, having been requested in writing by the Noteholder, who is now First Community Bank, to do so following default, hereby gives notice that he will offer for sale at PUBLIC AUCTION at the time and place described below and in accordance with the terms and conditions described below, the following lot or parcel of land with all improvements and appurtenances, situate in the City of Bristol, Virginia, bearing municipal address of 1121 Lawrence Avenue, Bristol,
Virginia, and described as follows:
BEING popularly known as 1121 Lawrence Avenue,
Bristol, Virginia 24201-3425.
AND SITUATE in the City of Bristol, Virginia, and more
particularly described as follows, to-wit:
BEING 5 in Block in 40 of the Bristol Land Company’s
Addition to Bristol, Virginia, plat of which is of record in
the Clerk’s Office, Bristol, Virginia, in Plat Book 1, page
5, to which plat reference is here made for a more
particular description of said property.
AND BEING the identical property in all respects as was
conveyed to the Grantor herein by Deed of even date,
which deed is being recorded immediately prior to the
recordation of this Deed of Trust.

CASH – THERE IS A 10% BUYERS PREMIUM ADDED TO THE HIGH BID TO DETERMINE THE FINAL SALE PRICE. BIDDER’S DEPOSIT OF $7,500.00 OR 10% OF THE SALES PRICE, WHICHEVER IS LESS, PAYABLE BY CASHIER’S CHECK PAYABLE TO “JOHN E. KIEFFER, SUBSTITUTE TRUSTEE” DUE AT TIME OF SALE, WITH BALANCE DUE WITHIN THIRTY (30) DAYS OF SALE DATE.
This sale is “AS IS” and is made subject to all valid easements, restrictions and matters of record applicable to said property and to 2026 real estate taxes, which shall be prorated as of the date of sale.
